Minnesota Contractor's Pre-Lien Notice
Every person (contactor) contracting with the owner for improvement of real property who will use subcontractors or material suppliers must include in the contract with the owner the notice required by Minnesota laws. If the contract is written, the person using subcontractors or material suppliers must include the notice in and provide the owner a copy of the written contract. Minnesota Subcontractor's Pre-Lien Notice
Subcontractors or material suppliers other than the contractor also are required to give the owner a pre-lien notice in order to preserve their mechanic's lien rights. Notice by subcontractors or material suppliers must be delivered personally or sent by certified mail to the owner or the owner's agent not later than 45 days after the lien claimant has first furnished labor, skill, or materials for the improvement.
